The Budget Surprise
One of the biggest talking points in the Mauritius property market this week was the government's review of the duties and taxes applicable to residential properties purchased under EDB-approved schemes.
Many industry observers had anticipated that the Budget Speech would formally announce an increase in these taxes. However, while a review was confirmed, no specific increase was announced in the Budget measures for EDB-approved residential schemes.
One notable exception was leasehold properties situated on government-owned land, where transfer duties have been increased to 10%.
The announcement has generated significant discussion among developers, agents, investors and prospective buyers, particularly around what any future changes could mean for acquisition costs and market activity.
As always, we'll continue to monitor developments and keep you informed as more information becomes available.

Bringing the Outdoors In
One of the biggest trends in tropical home design right now is creating a seamless connection between indoor and outdoor living spaces. Large sliding doors, covered terraces, natural stone, timber accents, and open-plan layouts are increasingly being used to blur the lines between home and nature.
The trend is particularly well suited to Mauritius, where the climate allows homeowners to enjoy outdoor living for much of the year. Buyers are increasingly looking for homes that maximise natural light, ventilation, and garden or pool views, creating spaces that feel both luxurious and effortlessly relaxed.

FAQ of the week
What is the difference between freehold and leasehold property in Mauritius?
Freehold property gives you ownership of both the property and the land it sits on. Leasehold property allows you to own the building while leasing the land from the owner, often the government, for a fixed period. Both can offer attractive investment opportunities, but it's important to understand the lease terms and associated costs before purchasing.
